Boundaries (hedges, fencing and gates)
If a boundary around your home is in a dangerous condition, we will make it safe. This could include knocking it over and removing it. We will carry out minor repairs within our available budgets.
If your fence needs replacing, it will be considered as part of an investment programme of improvements. We will write to you when these improvements are being planned.
We have responsibility for communal boundaries around blocks and communal shared spaces on council owned land.
If you wish to put in your own boundary, please contact us first. You can find out how to do this on our Making your own improvements page.
We are currently reviewing our approach to boundaries.
As a landlord, we have a duty to spend money wisely, making the most effective use of available resources to make sure properties and neighbourhood meet the standards set by central government.
Our tenancy agreement states that tenants are responsible for the repair and maintenance of gardens, yards, hedges, fences and gates, garages and other outbuildings at their home.
Across the city we have hundreds of miles of boundaries around customers’ homes, blocks and across estates and neighbourhoods. We estimate there is over £27.8m worth of wooden fencing works and a further £3.4m worth of replacement boundary walls works due in 2023/24. Over the next 30 years, expected works to boundaries come to an overall cost of £73m. This is a significant investment.
Resident feedback shows that a boundary is something they value for their homes, and helps them feel safe. However it's not financially viable for us to repair, maintain and replace all boundaries. So we are reviewing our approach, to reach a balance between the financial situation and resident priorities. We will update you when our review is complete.
